Youtube daily so Jan 31 2017

hello everyone good morning welcome back

to our channel one-half of you can vent

out my boyfriend right now is out with

my dad in Georgia so I'm filming this by

myself i just finished grocery shopping

with his three different places and I do

that because I try to find all the atoms

because I can possibly get them i went

to 32 replaces to do that and i'm going

to show you everything now here we go

also guys just wanted to say if you hear

me like breathing heavily it's because

i'm just getting over a cold and my nose

is completely stuffed up and my throat

is still kind of sore a little bit and

that's what's going on with me right now

the first place I went to is a little

produce stand that I actually just found

in my town we moved here I would love to

say we just continue but we actually

moved here five years ago I still

haven't really gotten my bearings in the

area that we are at because I still

spend all of my time and the area i

moved from with a lot of time in the

town that I live in right now until

today I had fun a produce stand that I

liked as much as the protest and I

previously with two sorry for that

motorcycle class advice but I did go to

produce stand today the new one and it's

in my town to super close and that's

really awesome and the couple that only

are so nice

it was amazing i'm she actually cakes

and she says that they have a lot of

vegans that go to their priest and and

so the vegans would always turn down

their offers at the bakery items so she

converted everything to now her whole

bakery is beginning so i could not turn

down the opportunity to buy a strawberry

red so i will show you that as well so

here's what i got from the first place

to produce stand I got two things of the

manor house i usually buy a little bit

more than just because Chase loves

bananas but we actually still have some

left over from last week so we'll just

use those to about 1 green pepper which

i'm going to put in a curry soup

two onions with the disease for like

everything here is the strawberry red I

was telling you about mind to try it a

little bit

that looks really good the woman that

there's actually only five ingredients

and this whole thing so it's super

healthy and about three keys and going

to make the noodles tonight so that's

what i got in the first place and this

also holds up to be eleven dollars and

six of those dollars are from the little

things quickly dollars so everything

else would have been like this is

everything I got at the dollar tree and

spent ten dollars betting sense i got

two things of the heart which I really

good we're obviously oatmeal but if you

actually just water and coconut for

putting on the not gonna get super

creamy with all you've been cooking it

so I took it with me to work like that

sometimes

so we got two of them this will last us

two weeks i got one set of mixed berry

was a dollar

everything here is one dollar peace

talks with distance movies i've never

tried to support that they are veggie

burgers they are being anyone is a

vegetarian I want to come with the

package I forgetting the try but I

normally do not buy this with large item

something else that was employed item is

this like an apple cider so that

photo destroyers I've never tried it

before but I love activity was really

good so I want to get out of my eyes

don't buy that and then back here we

have two boxes of pasta so I have over

and today's offset normally i do five

more positive and not because this is

the plus two weeks pregnant with you but

this stuff should last us two weeks and

on my hind more possible than that but

we still have tons of leftover pasta in

the pantry so not going to purchase any

more that we really needed some more

spices so i bought parsley and they look

and then I just got a garlic and herb

office and that is everything from the

dollar tree been ten dollars emphasis on

sex then here's the fun part

this is everything from walmart i got

cashews which I'm going to soak

overnight and using a recipe in second

alfredo sauce i got be brownies because

they are feeling i think i'm going to

school you're supposed to ask me two

weeks but Chase loves eating them so are

you end up buying one board then I have

romain letter i do have more likely to

spread but Romain is my favorite so

about domain so i gotta canada chickpea

case like the foot he called us being

soup mix mechana slappy and the canister

believe always resist and he was a

little bit of a good boy

so we have Montana's succeed for Kansas

lacking then we have all of our d items

i got two things to 52 contenders

these are one of the first things we

tried never repeated and we absolutely

love them and recommend to everyone

honestly I don't taste the difference

between this and two contenders before I

really get like these successes silks

highly highly highly recommend this is

there a beef with around the place we

probably we really like this it's not a

favorite but it down because he makes

paprika garlic powder and onion powder

it's really good so we use that in our

vegan shepherd's pie

the only difference is that these pieces

are a little bit like bigger in size

like that

so yeah sort of a little bit bigger than

the other of regular ground beef that we

got was the greenery being arrested

normal again two things green pretty but

I have one left over that my dad thought

so we have one of these and we put them

to make increasing so we just put this

with some coconut milk and green pepper

and onion and you

let's drop and expulsion

that I have this thing of mushrooms

chopped them up really finely indeed go

into our sugar pie

we don't really like well like mushrooms

I don't like them that left if I can

taste like they're very like

overpowering dirt taste

I don't like a stone they go inside of

other districts and we got grits for

breakfast again this business social

optimist about two weeks so we get one

thing Fred ignore my hat and keeping of

oatmeal two things of oatmeal so that

should last already established the

counter so that's so then we have our

captain crunch because it is my guilty

pleasure I love them and change those

serials but we really happened to your

own hand so we don't have to buy the way

so just to tell you again how much we

spent I spent eleven dollars at the

produce stand then at the dollar tree we

spent ten dollars and seventeen cents at

walmart we send thirty-eight dollars in

length and I got some stuff I bought

from the dollar tree was just on a whim

stuff I didn't have to buy it by any

means just also side note all the food

should last us two weeks but next friday

if we are running low on something i do

go out and purchase more food and I try

to keep that under twenty dollars so if

you're going off of everything we

purchased here for this entire week and

then allowing us twenty dollars to spend

next friday in case we need more food we

would spend ninety nine dollars and also

keep in mind i bought a strawberry bread

for six dollars that was absolutely not

necessary i just wanted to contribute to

the couple that owns the produce stand

because they were really nice so but six

dollars on that and i bought two things

at the dollar tree that we are

absolutely not necessary i shall go

ahead take four things at dollar tree

because the parsley in the basal i

normally do not have to buy so we spent

six dollars on that bread

like it's like fruitcake and then four

dollars at the dollar tree that we

didn't have to spend left ten dollars we

didn't have to spend that would bring

our total down to eight dollars for two

weeks so anyone who says it's expensive

to begin is like ridiculous and we just

have the research so yeah that is my

food hall and i will see been the next

video please make sure you subscribe to

our channels that you can stay

up-to-date when we post new videos and

help us spread the word by liking this

video and subscribe to us and we will

see you guys next time bye

so I already took a bite out of it but i

think i was telling my son it is the

I would read it maybe like seven and a

Surviving never looked so fun! ...and terrifying - Duration: 6:07.

Geeky Gaming Hey Geeks, it's Andrea.

I go through a lot of trends with what kinds of games I'm playing at any given time,

but right now I'm really into survival games.

I absolutely love them.

Just in case you don't know what we are talking about, in a survival game you are

dropped into a world with pretty much nothing and have to build yourself up from scratch.

Making or finding your own tools, bases, and materials.

I'm pretty excited for this one.

There isn't a game on this list that I wouldn't highly recommend to any of you Geeks out there.

Alright Geeks, let's go.

5.

Subnautica Let's start this out on a very high point.

Subnautica is undeniably one of my favorite games at the moment.

I know some people are a little scared of games in early access, but I think all of

the games on this list are actually still in early access.

I wouldn't let that hold you back from, well, any game you really like, but specifically

this one.

It is already higher quality than a lot of full releases I've played in the last few

years.

Some of the enemies in this game can be incredibly terrifying.

I have found that often in underwater games I get a little creeped out just from being

in the water.

Which is not a bad thing in this case.

You should be creeped out.

You are in this gigantic alien world as a lone survivor after a crash.

Using solely what you can create from what you find around you mostly under water to

survive.

The dev team has stated that they have no interest in adding multiplayer to this game.

Which is actually not very common for a survival game because so many people do want to play

with friends.

And while I would love to get a friend or two in a game with me and create a great undersea

base together, it would kind of defeat the purpose of the game.

That being said, I can't deny that I would dance for joy if they gave in and added it.

4.

Rust As far as survival games go, I would have

to say that Rust is one of the most straight forward of all of them.

What I mean by this is Subnautica is undersea survival, Osiris is space, ARK has dinosaurs,

and there are so many zombie ones out there.

Rust is straight forward in the sense that there is no obvious...

I guess you could say gimmick.

Which isn't a bad thing either way.

There were a few zombies at one point, but those are not in the game anymore.

Which I feel is a good thing, because Rust just doesn't need it.

There certainly is plenty there to keep you occupied.

Rust has some great multiplayer servers you can hop into or you could even host your own.

Which is what I always do.

There are some people that RP in this game and there is a large group of players that

will...

Well, they'll destroy the hell out of you and take everything that was yours.

It's all in good fun and part of the game.

If you don't want that, definitely set up your own server.

3.

The Forest This is the moment you realize how much of

a … I am.

The enemies in this game terrify the crap out of me.

Every time I try to play this game, when I see one I will accidentally close it.

I get so scared my fingers just go Alt F4 crazy.

Even when I turn it back on and tell myself don't close the game…

Well, you can guess how that goes.

I feel like this is one I really need to play with someone instead of completely by myself,

which is what I have done.

Simply because I am such a little bitch.

That all being said, it just makes me love the game even more.

You do have to survive, catch your own food, make your own water source, build your own

base, and all of those great things that you need to have in a survival game.

They just took the game so much further in the terror aspect.

At least for me.

I know some people that have played this extensively probably think I'm nuts, but the enemies

are freaking terrifying.

The premise here is that you were in a plane crash and now you have to survive on this

island.

There is more to it, but you need to play the game if you want to know more.

They have a unique way of handling death.

Whenever you die you are actually captured by these monsters and wake up hanging in a

cave and if you can make your way out, you get to continue your game.

I will warn you, there are some fucking terrifying monsters in this cave.

At least they terrify me, but…

If you're new here, you will come to learn that I am not that hard to scare.

2.

7 Days to Die There comes a point in any survival game where

you have your own sources for food or water.

You have decent gear and have stockpiled everything you could possibly need so you feel like for

the most part you are prepared for anything.

Your chance of survival is pretty high.

7 Days to Die complicates that a bit by making the game become increasingly more difficult

as the days pass by.

You will also have hordes of zombies attacking your bases, so you need to fortify yourself.

All the buildings and everything else you find is destructible.

I have so many great things to say about this game.

It is very straight forward and you should definitely make a server to play with your

friends.

1.

Osiris: New Dawn This game is kind of an obsession of mine

right now.

I will admit, I don't own it yet because I am cheap and waiting for a nice steam sale

for it.

So, I have not personally played it, but I have watched it being played a lot.

As I did with most of the games on this list before buying them.

I'm in love with this one.

I know it probably triggers some people for me and a lot of people lately to say that

it is subnautica in space, but that's a compliment.

As stated earlier, I freaking love subnautica.

The cost of building in Osiris can be a bit expensive in materials because you have to

build all walls after creating the base, but I actually like that.

It adds more customizing and it really isn't that hard to farm mats in the current build.

Like a lot of great survival games, and four out of five on this list, you can survive

with your friends.

The last thing I'm going to talk about is the enemies.

They are epic.

They are large and do not hold back at the beginning of the game.

You'll probably see one within your first few minutes of playing.

Alright Geeks, that's going to do it for this video.

Thank you so much for hanging out with me today.

This is definitely one I want to check back with, so be sure to share your favorites below

so I can include your message in a future video.

As always if you're new be sure to subscribe.

And everyone drop a like and share with your friends.

Let's make this the year of the Geek.

Alright Geeks, I will see you next time.

Why Did The Media Fail So Badly In Its Efforts To Elect Hillary - Duration: 14:17.

Why Did The Media Fail So Badly In Its Efforts To Elect Hillary?

by Tyler Durden.

Yesterday in Taki's Magazine, David Cole suggested that maybe, just maybe, Hollywood isn't as

powerful in swaying public opinion as many people assume it is.

This belief is shared not only by the "stars" of Hollywood itself who naturally fancy

themselves as great "thought leaders" but also by conservatives themselves, including

the late Andrew Breitbart.

Breitbart, as Cole points out, was even rather obsessed with the issue, and harped on the

need to create a right wing rival to Hollywood.

Cole, however, wonders if this all is really based on an accurate appraisal of the situation.

After all, if Hollywood is so good at convincing people of its own point of view, why is it

that Republicans keep winning so many elections?

Cole notes:

But waiteven with all that Hollywood interference, didnt we just win the last presidential

election?

Dont we have the House and Senate, too?

Havent we also won an unprecedented number of statewide legislative seats and governorships?

This doesn't prove Hollywood has no effect on behavior and ideology, of course.

But, it is entirely plausible that its power is not nearly as great as assumed.

Indeed, when it comes to discussing the effects of marketing, messaging, advertising, and

propaganda, "assumed" is certainly a key word.

There are a great many assumptions being made, but precious little evidence to back these

assumptions up.

This appears to apply well beyond the field of mere Hollywood-created propaganda, as well.

Both the legacy media and Hollywood gave full-throated endorsements to Hillary Clinton in 2016, and

yet, the best Clinton managed was what can, at best, be called a tie with Donald Trump.

It seems the media's power may not be any more far-reaching than Hollywood's.

Moreover, given than both the media and Hollywood portray media journalists in only the best

possible light over and over and over again, why is it that only 32 percent of Americans

report that they trust the media?

If the media wants to be trusted, shouldn't they need do nothing more than simply tell

us they're trustworthy.

After all, it must be true if we see it on TV.

All it takes a slick ad campaign, we are told, and people will believe whatever you tell

them to believe.

The problem is that this has never been shown to be true.

There is growing evidence, it seems, that suggests the under-thirty demographic simply

doesn't respond to advertisements, and that brand loyalty is becoming virtually non-existent

in an age when consumers rely more and more on third-party evaluators such as Yelp and

Amazon to provide insight into whether or not a product is worth one's time and money.

Many of these discussions about how ads don't work anymore, however, continue to rely on

what is probably an incorrect assumption namely that advertisements have worked perfectly

well in the past.

Indeed, the evidence has always been rather sketchy as to how much advertisers can actually

influence the public's thoughts about goods and services, and consumers have never been

at the mercy of advertisers as many seem to think.

Do Tobacco Companies Trick Us Into Smoking?

Nevertheless, our faith in the power of propaganda and it's non-political form, known as

" advertising" has long been nearly unshakable.

An often repeated anecdote used to support this view is the one in which we are told

that the whole world opposed female use of cigarettes until some advertising campaigns

convinced everyone to abandon their long-held social views and embrace tobacco for all.

This story usually claims that Edward Bernays, the "father of public relations" devised ingenious

advertising methods that manipulated people into abandoning their own existing value systems

in favor of whatever advertisers put forward.

But, as Bill Wirtz recently demonstrated, the rise of female smoking also accompanied

enormous social changes brought on by the Great War and new physical and economic conditions

imposed on women.

Rather than revolutionizing social thought, as is often assumed to be the case with Bernays

and the tobacco ads, it is also entirely plausible that Bernays simply rode the wave of social

change.

Indeed, Ludwig von Mises was certainly skeptical of the idea that advertisers are able to manipulate

people into doing whatever the advertisers want.

Mises writes:

It is a widespread fallacy that skillful advertising can talk the consumers into buying everything

that the advertiser wants them to buy.

The consumer is, according to this legend, simply defenseless against "high-pressure"

advertising.

If this were true, success or failure in business would depend on the mode of advertising only.

However, nobody believes that any kind of advertising would have succeeded in making

the candle makers hold the field against the electric bulb, the horse drivers against the

motorcars, the goose quill against the steel pen and later against the fountain pen.

But whoever admits this implies that the quality of the commodity advertised is instrumental

in bringing about the success of an advertising campaign.

Then there is no reason to maintain that advertising is a method of cheating the gullible public.

In other words, real-world conditions are a key factor in forming people's ideas and

attitudes, and simply telling them things isn't enough.

But what about when those tricky advertisers use more subtle methods such as subliminal

messaging?

Bernays himself was said to use these, and the issue of control-through-subliminal messages

has long been popular, and perhaps peaked in conspiracy-themed popular culture of the

1960s and 70 as with The Manchurian Candidate and The Parallax View when characters

were controlled by implanted thoughts and subliminal messages.

On the other hand, according to Randall Rothenberg:

[T]here was and still is little proof that these efforts to engineer action through

manipulation of the unconscious led to any behavioral changes favorable to specific marketers.

As for James Vicary's experiment in subliminal advertising -- it was a hoax: Vicary later

admitted that he hadn't done what he'd claimed.

Several subsequent studies of the effectiveness of embedded messages have shown it to be virtually

impossible to use them to produce specific, predictable responses.

Still, faith in the power of the media to induce millions of people to act contrary

to their better judgment or conscious desires remains profound.

Indeed, even outside the realm of ultra-subtle messaging, the evidence has been contradictory.

Rothenberg continues:

Time and again researchers have found it difficult to correlate the content of advertising campaigns

with long-term economic effects.

Some advertising content, notably price and product information, undeniably moves consumers,

but only temporarily and in limited numbers.

The ability of advertising to persuade large masses of people to change their attitudes

and induce action that permanently alters a company's fortunes -- no one really knows

how that works.

In the conclusion to his 1942 study The Economic Effects of Advertising the Harvard professor

Neil Borden reached a series of judgments that must have unsettled his industry sponsors.

"Does advertising increase demand for individual concerns?" he asked.

Sometimes yes, sometimes no.

Does it affect production or distribution costs?

"Indeterminate."

Does it lead to a concentration of supply and anti-competitive pricing?

Sometimes yes, sometimes no.

This isn't to say that advertising has no effect.

It is fairly clear that it has an effect of some kind.

But, those effects are often not what the crafters of the messages intended.

Moreover, consumer behavior appears to correlate at least as much with real-world changes in

physical and economic conditions as with the efforts of marketing executives.

The Institute for Economic affairs reports:

[A]nother study confirmed what economists have always known.

Looking at sales of alcoholic beverages in the US over 40 years, it found changes

significantly correlated to fluctuations in demography, taxation and income levels not

advertising.

Despite other macro-level studies with consistent findings, the perception that advertising

increases consumption exists.

The findings here indicate that there is either no relationship or a weak one between advertising

and aggregate category sales.

So, did Bernays convince women to go against their own beliefs and start smoking?

There's no more reason to look to Bernays's alleged marketing "genius" than to changes

in income levels and urbanization rates among women in the 1920s.

Now, some readers at this point may say, "well, McMaken, look at how successful Nazi propaganda

was."

In this line of thinking, the advocate often trots out the often-used line of Hermann Gring:

"The people can always be brought to the bidding of the leaders.

That is easy.

All you have to do is tell them they are being attacked and denounce the pacifists for lack

of patriotism and exposing the country to danger.

It works the same way in any country."

Of course, if it were really as simple as Gring says it is, then Lyndon Johnson could

have easily made himself and the Vietnam War both immensely popular just in time for re-election

in 1968 by simply telling the American population that the Americans were in danger of being

attacked by Communists.

Now, there is no doubt that this line was used, and was believed by some in the population.

But, the fact remains that many concluded that the real-world realities simply didn't

match up with what they were being told by government and media propagandists.

Similarly, when the Obama Administration was advocating for more military action in Syria,

why did the White House not just tell the population that the Syrian state was coming

to get it, and that immediate action including carpet bombing of the entire country was

necessary.

In fact, the Adminstration hinted at this very thing, and failed to convince.

Maybe Gring 's tactics do work on an impoverished population ravaged by the Great War and hyper

inflation, and poisoned with generations of Prussian militaristic ideology.

But clearly, Gring's methods to not work "the same way in every country" nor do they

likely work even in the same country during different time periods.

The weakness of elite propaganda was hard to ignore in 2016 when millions of voters

chose to ignore the messages of Hollywood and the media and chose to not vote for Hillary

even though they were being told that the very existence of human decency and civilization

were riding on their support for Clinton.

We're Not All Helpless in the Face of Propaganda

A more balanced view of advertising and propaganda remains important today for two reasons.

First of all, keeping a more sophisticated view of how opinion is shaped is important

because it belies the often parroted line by anti-capitalists that consumers are mere

putty in the hands of advertisers, and that wicked capitalists can convince consumers

to do whatever the advertisers say.

We are told by the anti-capitalists that everyone feels they must spend every last dime on consumer

good such as expensive cars and oversized houses.

The "defenseless " consumer to use Mises's term simply must spend endlessly because

some Madison Avenue firm told him to.

What's more, that same consumer is even tricked into buying an inferior or damaging product

against his own better judgment.

The only solution, we are told, is to impose government regulations protecting us from

the diabolical corporations who manipulate us.

As so much evidence shows, this view of advertising has never been true, but it is all the more

untrue in the age of social media and an endless array of third-party reviewers of products

and services.

There is mounting evidence that advertisers are only becoming weaker and weaker, and the

more evidence we collect, the more it appears that the variables that act upon a person's

choices are far more complex and unknown that we suspect.

But what of government propaganda?

Again, in this case, the power of state propaganda appears to be less powerful that we might

suppose it to be.

Perhaps far more important is the simple fact that governments have police and military

powers that impose a high cost on refusing to go along.

Do people consider the state to be as valuable as many assume they do?

There is no doubt that many do, but it is also entirely plausible that many simply opt

to not oppose states because states can impose a high cost on those who disobey.

In fact, if the propaganda churned out daily by government schools and media arms were

as successful as we assume it to be, then why are there so many dissidents, tax evaders,

and prisoners?

If propaganda can be successfully executed to force compliance so effortlessly as we're

told, should not the prisons be empty and the tax payments always be honestly paid?

It could be there are other forces at work, and it may be that saying things on TV isn't

quite the panacea many assume it to be.

6 Not So Obvious Tips From Experienced Landlords - Duration: 6:59.

Experienced real estate investors are

experienced because they've lived

through it - the good and the bad. But why

attend the school of hard knocks if you

could just learn from somebody else's

mistakes instead?

My name is Mindy Jensen and I'm the

Community Manager here at BiggerPockets.com

today I've got six

not-so-obvious tips from experienced

landlords to help minimize your pain

when you get started.

Number one: Payment - Upfront rent can seem

like this great and awesome thing. You

collect a big wad of money upfront,

you don't have to worry about your

tenants paying on time because they've

already paid. Except what do your

state's landlord-tenant laws say about

collecting up front rent? Some states

limit the amount you can collect up

front. Other states require you to pay

interest on it if you don't know you

need to find out. Another thing to

consider is your tenants motivation for

paying upfront. Why do they have this giant

wad of cash sitting around right now?

Could it be that they came into some

money and they know they'll spend it, so they

want to pay the rent upfront? What

happens when all their upfront rent is gone?

Chances are good all the rest of the

money is going to be gone too

and then you're going to be chasing a

tenant who can't afford your rent.

Another thing to think about is maybe

they're trying to avoid contact with

their landlord for nefarious purposes

such as growing pot or making meth.

Maybe their intent isn't quite so

nefarious, but they still don't want you

to come around.

Perhaps they're renting it out on Airbnb.

Of course, there are exceptions to every rule

perhaps if you're offering student

housing the parents wish to pay the

entire expense upfront. Tip number two -

tenant screening sneaks. Mr. Brandon

Turner wrote an article called "Tenant

Screening the Ultimate Guide" and that

gives you a really great foundation for

your tenant screening but I picked up a

few extra tips from the geniuses in our

forms. Walk them out to their car. Take a

peek inside. If their car is strewn stem

to stern with garbage and crap your

rental property is most likely going to

be treated the exact same way. Ask them how

many animals they have, don't ask them if

they have animals because they can say

no to that.

Asking them how many animals they have

tells them you already know they have

animals and you just want to know how

many. Do not accept people who have

animals that will live somewhere else.

That animal is only going to live

someplace else until they move in. Number

three - advertising your rental.

Unfortunately, Craigslist is rife with

scammers and a common scam is for

someone to take your legitimate listing

and take your pictures and use it in

their own scam listing. They use their

phone number, your address and their

contact information so they get all the

phone calls. Commonly they will tell the

potential tenants that they are out of

the country and can't get the keys to

them, but you should hire or the tenant

should hire a locksmith to come in and

change the locks for them.

The scammer collects the rent money,

collects the deposit, and then leaves. You

are trying to rent your house and all

the sudden there's somebody living in

there. So how do you keep somebody from

stealing your listing? Well, you watermark

your images with your phone number and

your contact information. They're not

going to waste their time trying to

erase your information from an image,

they'll just go find another listing that doesn't

have these marks. Another tip - never

publish the actual address of your home.

Publish the nearest cross streets. Cross

streets give people a good indication of

where the property is located and then

they can decide if they want to

investigate further. Tip number four -

Leases. You need a good solid lease. That

bare bones lease that you found online

is completely worthless and it gives you

absolutely zero protection. Your lease

can't contradict your state's landlord-

tenant laws so you need to make sure you

follow those, too. But there are plenty of

instances that landlord-tenant laws do

not cover such as: smoking, pets, parking,

painting the interior of the home. If you

want your tenants to know, you need to put

it in your lease. Once you have your nice

long attorney approved lease, make time

to sit down with your tenant and go

through the entire thing.

Don't assume they're going to read it

all. Read it to them, in fact,

put a line in front of every paragraph

and have them initial as you read it to

them, so that later they can't come back

and say, "Oh, I didn't know." It's in the

lease and I told you.

Tip number five - tenant communication. Can

you read minds? I can't. Your tenants can't

either.

if you want them to know something you

have to tell them. The best way to tell

them is in writing. As of right now, in

the state of Colorado, which is where i'm

licensed, texting is not currently

recognized as a legal method of

notification. But you know what is? Email.

And you know a recognized method of legal

notification in all 50 states plus DC? U.S.

Post. If you want you to know something

you have to tell them. Putting it in

writing is best because then there's no

room for interpretation.

Tip number six - Record-keeping. Most of

the time your tenant communications will

be smooth sailing

that's because you have screened your

tenant properly, but just to make sure,

get yourself a notebook during

back-to-school times they're like ten

cents each. Get a notebook and make that

solely for keeping communication records

with your tenant. Whenever they pay rent

write it down. If they pay rent on time

you want to establish a clear complete

record keeping track. Mark down when they

have made a repair request and mark down

when it was completed.

Why? Because you want to be able to prove

that you keep good records anything that

goes on between you and your tenant

needs to be written down no matter how

small.

When the tenancy ends, if nothing ever

happened,

you just throw the notebook away. If you

ever need to prove anything

you're going to thank yourself for

having complete records. When it comes to

landlording there is absolutely no

reason to reinvent the wheel. With more

Hey guys, it's Pete once again for the

Gaming Careers YouTube channel. I just wanted

to make a quick another video, just thanking

you for the 1000 subscribers that we have

just crossed. I know I only made a video

like less than two weeks ago, thanking you guys

for 500 subscribers, but we're growing so

quickly at the moment that I wanted to

make it thank you to a thousand

subscribers because I think that's more of a

milestone than 500. We've just grown so quickly

and it's been great, there's loads of enthusiasm

about the channel so thank you for all the

comments, all the likes, all the

subscribers obviously and I promise I

won't make another video until we hit

10,000 which will hopefully be at some

point in 2017, but we'll have to see.

So just once again guys, thanks so much

for subscribing and being in the first

1000. I'm really loving making videos for

this channel at the moment and I hope

you enjoy watching them. I'll see you at 10,000!

So Spider-Man: Homecoming just wiped out all memory of Andrew Garfield's web-slinger on Facebook - Duration: 1:57.

admittedly there have been a lot of

spider-man reboots or at least it feels

that way so we kind of can't blame

spider-man homecoming for its latest

facebook plunder while we couldn't

possibly comment on whether it's

deliberate or not the folks over at

spider-man facebook have tried to erase

all memory of andrew garfield's

incarnation of study

unfortunately they missed a spot

despite officially changing the name of

the facebook page from the amazing

spider-man 2 just spider-man no doubt in

a nod to homecoming and swapping old

pics for Tom Hollands new web slinger

the plot outline cast list and handle

for the amazing spider-man still remain

we're sure they're just doing their

thing to promote Spidey's homecoming but

you had one job guys

Tom Hollands take on Peter Parker will

be the third incarnation of spider-man

in just a decade but don't let that put

you off because things over at

homecoming are looking pretty exciting

and that's without Collins cameo in

civil war to draw us into its web

not only will we get to see manspider

and iron there's also the vulture the

tinkerer and maybe even shocker to look

forward to

oh and Tony Stark's right-hand man happy

Hogan spider-man homecoming will swing

into cinemas on july seventh 2017

So many Canadian Geese, and then they fly away. - Duration: 2:00.

Bob the Canadian here.

In my last video there was a lot of geese in the background.

So I thought, rather than teach English today, I would just come outside and shoot a video

for you guys of all of the geese.

I'm going to try and get closer slowly but surely.

But eventually they will fly away, so.

I'm going to try and go a little bit closer now.

About ten steps closer every time and shoot a little bit more.

See how close I can get.

There they go.

They must have seen us.
